Urban Renaissance Group Opens ‘Canvas at Press Blocks’ Office Building in Portland’s Stadium District

Portland, OR., November 30, 2020 – Seattle-based commercial real estate firm Urban Renaissance Group LLC (www.urbanrengroup.com) (URG), in partnership with Security Properties (www.securityproperties.com) (SP) and Invesco Real Estate (www.invesco.com), today announced the completion of its ‘Canvas at Press Blocks’ building in Portland.

Located at 1750 SW Yamhill Street in the city’s evolving Stadium District/Goose Hollow neighborhood, URG also announced Portland-based Migration Brewing as its first tenant in the new nine-story, 140,000 sq. ft. building. The popular brewery is now operating a taproom on the rooftop patio.

Canvas is First Building of the Two-Phase, Three Building Press Blocks Development

Canvas represents the first phase in the URG/SP two-phase, three-building Press Blocks development, located on the former site of the Oregonian newspaper’s printing facility. The second phase of the project will include a 23-story, 342-unit residential tower and a 30,000 sq. ft. commercial building with creative office space and street level retail known as the Plaza Building. The second phase of the project will also include an outdoor public plaza in the southwest corner of the site.

Additional features and amenities at Canvas at Press Blocks include:

  • Efficient, Open Floor Plates. With an emphasis on connecting to everything in and around Portland while complementing the Stadium District neighborhood culture, Canvas features generous 19,000 sq. ft. floor plates. The seventh floor features a private 1,000 sq. ft. covered deck with sliding glass doors and 270-degree views of the neighborhood.
  • Generous Ground Floor Retail. The Canvas building also provides 8,500+ sq. ft. of ground-floor retail, which features 20-foot ceilings and outdoor dining options.
  • Migration Rooftop at Canvas. Migration Brewing operates a taproom on the building rooftop, which includes a 1,000 sq. ft. enclosed penthouse/event space and a 1,700 sq. ft. rooftop deck with panoramic views across the West Hills neighborhood, Providence Park Stadium, downtown Portland and north to the St. John’s Bridge. The penthouse is also available to building tenants for private events.
  • Bike/Shower/Locker Room. The bike-friendly building includes a ground-floor bike hub with designated bike entrance for cyclists, 124 secure bike parking spaces, lockers, a bicycle repair station and showers with changing facilities.
  • Notable Interior Design Features. The interiors at Canvas feature exposed concrete ceilings, 13 ft floor-to-ceiling heights and shallow beams. Combined with the 9 ft tall windows, these features make for light-filled spaces that feel open and spacious. Warm woods are used throughout the building, including the large walnut wall in the building’s lobby.
  • Eco-Friendly Design. With numerous eco-friendly elements, Canvas at Press Blocks is also slated to achieve the U.S. Green Building Council’s prestigious LEED Gold certification—recognizing the building’s green features such as energy and resource efficiency that reduce stress on the environment and create a healthier, more productive workplace.

Canvas at Press Blocks also features a compelling art program with art by local and regional artists, including a large oil painting on canvas from California-based abstract artist Jane Burton, selected for the vibrant energy it brings to the space. Custom metalwork from Portland artist Kay Sims, which was inspired by the site’s history and printing ribbons, is also included.

Additionally, a mosaic of Mt. Hood hangs on the building’s Bike Room wall and was procured in partnership with the Portland non-profit Portland Street Art Alliance and Portland artist and muralist Sara Farahat.

 

Stadium District/Goose Hollow: An Evolving Urban Neighborhood

Anchored by Providence Park—the outdoor soccer stadium home to Portland’s Major League Soccer team the Portland Timbers and Portland’s National Women’s Soccer League team the Portland Thorns FC—and located on the MAX line’s Providence Park transit station, the Stadium District/Goose Hollow neighborhood is poised to become one of Portland’s most dynamic urban neighborhoods.

With walkable adjacencies to Portland’s popular Pearl District, thriving NW 23rd Avenue (Alphabet District) and the historic West End, the neighborhood is currently supported by nearly $1 billion in recent or committed investments. Currently, more than 1,600 units of housing are under construction or in permitting; 160,000 square feet of commercial space is open or slated; and the neighborhood’s Lincoln High School is scheduled to undergo a $245 million rebuild. Canvas at Press Blocks is a further catalyst to the neighborhood’s evolution.

Developed as a joint venture between Urban Renaissance Group LLC, Security Properties and Invesco Real Estate, the project team for Canvas at Press Blocks included Lease Crutcher Lewis (general contractor), GBD Architects (architect and interior designer), Mithun (landscape architecture), KPFF Consulting (structural engineer) and HHPR (civil engineer).

Currently, Urban Renaissance Group has eight buildings under management in Portland, with two in active development and/or redevelopment, including Press Blocks and the J.K. Gill Building which is slated for completion this fall.
