Every building
builds community.

Chief among our strengths as property operators is our thorough commitment to our partners and tenants. We want everyone associated with a building to feel that they belong, and know they will be valued, heard and cared for.

As a commercial real estate developer and property manager, we have the unique position of sharing the places we create with the people who reside or do business there. We understand their goals and desires. We know when they’re having work done to their space. And we’re ready to provide the additional space they need when they want to expand. It takes dedication, teamwork and expertise to forge these strong relationships, and all of our building staff work hard to do so.

Placemaking in operations.

With millions of square feet under management today in Seattle, Bellevue, Denver and Portland, URG is one of the top property management firms in the region. With good reason. Every aspect of our operations—including the routine, everyday tasks—are carried out with placemaking in mind.

Is the lobby clean and tidy, inviting you to linger? Does the path of entry give you sense of arrival? Can you rely on the elevators to be running smoothly? Does it feel too hot, too cold, or just right when you walk in? Is the building manager and staff friendly and available? These are the kinds of questions we consider daily. We proactively work to create the best building experience—fostering loyalty and retention among our tenants.

How we operate buildings.

Our operations approach includes asset management, leasing, property management and engineering. Combining these core competencies in one onsite firm gives our partners confidence that their property is being well managed, inside and out.

Strategic thinking is at the heart of our asset management. We recognize the long-term value of well-located but underperforming properties and apply our real estate expertise and creativity to meet owner objectives, attract high-caliber tenants and maximize returns.

With a track record of outperforming the market, our leadership team follows a leasing strategy grounded in market knowledge, experience, broker relationships and attention to detailed economic and non-economic business terms in lease negotiation. This starts with effective asset positioning, whether leasing a project directly or overseeing a listing broker.

Properties under our management include high-rise assets, historic office buildings, retail and mixed-use properties. Our execution focuses on astute financial management, timely reporting and accounting, proactive maintenance and engineering services, frequent property inspections, annual property audits, progressive sustainable practices and emergency preparedness. Through superior service and ongoing customer engagement, we work to positively impact our tenants’ businesses.

Spotlight: Engineering

At URG, our engineers play a unique role in placemaking. They get to know our tenants, do the troubleshooting, and fix the problems to ensure a property continues to inspire and delight. Our engineers spearhead preventive maintenance using state-of-the-art tools to respond to and track work orders and prevent issues from arising that could impact tenant comfort and satisfaction. This team is key to asset preservation, maintaining the added value and long-term viability of a property.
