Urban Renaissance Group and BGO Complete Significant Renovations at Plaza 600 Commercial Office Building in Downtown Seattle

Press Release

Extensive Updates to Main Lobby, Tenant Space and Ground-Floor Bike Storage Completed at Class-A Commercial Office & Retail Building

Seattle, WA, September 25, 2023 – Commercial real estate firm Urban Renaissance Group LLC (www.urbanrengroup.com) (URG), and global real estate investment manager, BGO (www.bgo.com) today announced that extensive renovations to its 20-story Plaza 600 (www.plaza600.com) commercial office and retail building in downtown Seattle have been completed.

Extensive enhancements to the 214,319 sq. ft. Class A office asset located at 600 Stewart St focus on the building’s main lobby, amenity spaces, and tenant-accessible spaces including new ground-floor bike storage featuring self-contained shower facilities. The updated mid-century modern design improves the harmony between the building’s original architecture to the interior space while positioning the ground floor for flexibility to integrate retail or customer-facing tenants.

“URG and BGO are focused on delivering best-in-class building experiences that align with the evolving needs of tenants. Now is the time to invest in building improvements to deliver high quality amenities and experiences that workers and tenants are looking for,” said URG Founder and Chief Executive Officer Pat Callahan. “The improvements at Plaza 600 will appeal to all tenant types by creating an enhanced hospitality experience and contributing to a greater sense of community and activation.”

Built in 1969, Plaza 600 includes 209,256 sq. ft. of office and 5,063 sq. ft. of ground-level retail space. The complete transformation of the Plaza 600 experience has significantly activated the building’s street-level presence and ground floor.

A highlight of the renovations is the expanded, modern main lobby which provides improved circulation, inviting seating and gathering space—featuring a natural wood arch spanning the lobby ceiling, custom-built furniture, specially designed lighting installations, a new terrazzo floor, and mirrored glass strategically placed above the ceiling to create a more expansive feel. Additional renovations include:

  • New Multi-Purpose Amenity Space. A new multi-purpose ground floor amenity space for conferences, training and other classes is equipped with flexible furniture and high-quality A/V technology.
  • Ground Floor Bike Storage. The new ground floor bike storage area includes high-quality racking systems and locker finishes, individual shower facilities, a bike repair station, and two Peloton bikes for tenant use. A new window storefront in the bike storage brings in natural light, improving the street-level experience by inviting the outside in, while a custom window film creates privacy for users. The bike storage area also features open ceilings and unique wall coverings with custom art throughout, bringing vibrancy and movement to the space.
  • Improved Bike Access. The bike access experience has also been significantly improved through the painting of a clear pathway for bicyclists to access the ground-level entrance through the alley, and a more seamless and automated entry so individuals can conveniently enter Plaza 600 adjacent to the bike/shower amenity room as opposed to using the garage with motor vehicles.

URG acquired the Plaza 600 Building in 2012 and recapitalized it in partnership with BGO in 2019. Since that time, other renovations have included parking garage automations, fire pump and fire sprinkler backbone installations, multi-stack chiller installations, wet seal of building façade/envelope, new silicone roof coating, exterior paint updates to the ground and mezzanine levels, and security camera upgrades.

Existing tenants at the Plaza 600 Building include NBC News Group Digital, Coast Hospitality, Flagstar Bank and Kinwell Health, as well as Säzän Group, REGUS, Hoffman Construction, MBI Seattle, Change Healthcare, Valant Medical Solutions and Morrison Hershfield.

Grayscale Design Studio served as the main level renovation project architect and Skyline Construction (formerly Unimark) was the general contractor for the project.
