Reactivating A City Block

As one of the remaining superblocks in Seattle’s thriving South Lake Union neighborhood, Troy Block integrates two early twentieth century historic buildings to create a modern tech office campus. The site, once containing a fur cleaning business, had been dormant for 40 years and required significant excavation of contaminants. This Touchstone-led project was completed in a partnership venture with USAA and includes 811,460 square feet of office space. Two iconic L-shaped towers connect via a pedestrian through-block crossing and central courtyard that offer a spectacular view of the Space Needle. The project received NAIOP’s Deal of the Year award in 2017.

The entire project was leased to an e-commerce tenant which represented the largest lease completed in Seattle since 1983. Sold in a record-breaking deal in March 2019, the building remains under our operation.
