Major Leases Follow Major Renovation at Columbia Center

Gaw USA recently completed major renovations in both the retail and public spaces at Columbia Center, including substantial renovations on the first three floors of the retail atrium and exterior amenity upgrades.

SEATTLE—Built in 1985, Gaw Capital USA’s Columbia Center located at 701 5th Ave. is the tallest skyscraper in downtown Seattle and one of the tallest on the West Coast. In spring 2018, Gaw completed major renovations in both the retail and public spaces at Columbia Center, including substantial renovations on the first three floors of the retail atrium, several exterior amenity upgrades and additions, and 4th Avenue entrance renovations.

As of late, performance training leader EXOS has opened a new exercise facility in the office tower. The 8,000-square-foot WorkOut by EXOS facility is located in the newly renovated 76-story class-A building managed by Urban Renaissance Group/URG.

“Given EXOS’ deep experience in corporate wellness and history with some of the world’s most-recognized and respected companies, we believe they’re a great fit for this space,” said Patrick Callahan, URG founder and chief executive officer.

CallisonRTKL was the project architect and Lease Crutcher Lewis the general contractor for the atrium renovations. Seattle-based Best Practice Architecture designed the WorkOut facility.

“When our client decided to rethink the wellness offering at Columbia Center, it was clear that EXOS was the right partner,” Callahan tells GlobeSt.com. “Focused on providing members with a positive experience while enhancing lifestyles, the company is truly best-in-class.”

Special fitness center amenities in the newly updated locker rooms include towel service, private showers stocked with soap and shampoo, a changing room, dry vanities with hairdryers, white oak benches, quartz countertops, custom-designed lighting, spacious sink areas, and new lockers with digital locks.

The facility will exclusively serve the Columbia Center, with the amenity available solely to the more than 5,000 employees who work at the office tower each day. The location will also provide daily group training and group exercise classes including yoga and high intensity interval training classes as well massage therapy. Additionally, the newly designed facility will be enhanced by the utilization of technology including a building app for signing up for group classes, virtual spin classes with Peloton and the proprietary EXOS Circuit that delivers a guided total body circuit-based workout crafted by EXOS’ performance staff.

Cranes remain active in both Seattle and Bellevue with developers continuing to position for new construction in both CBDs, according to a third quarter office report by Kidder Mathews. In addition to old and new tech expansion, another reason for the continued office growth is regional employment. Year-over-year job growth (August 2018 to August 2019) indicates employment is up 57,200 jobs compared to 51,900 during the previous quarter, says the report.
