About Us > Our Approach to Real Estate

Urban Renaissance Group focuses on office and mixed-use opportunities in emerging and urban markets throughout Washington, Oregon and Colorado. We bring to our clients a long history of fixing real estate problems, stabilizing underperforming assets, finding opportunity and maximizing return.

We seek assets that will benefit from larger urban development patterns, including:

We like assets that may be complex or challenged in some way but will benefit from the application of Urban Renaissance Group's real estate insight and experience.

We approach ever decision from the perspective and previous experience of an owner. We care about the results. We work tirelessly for the best solutions to any challenge. Whether you own the asset or we own it together, our approach is thoughtful, disciplined, thorough and proven.

We take pride in our success in real estate. We take pride in the details. We treat every investment with diligence and care.

Urban Renaissance Group possesses the most advanced analytical tools available in real estate today. In the past, the financial models designed to value an asset were relatively simple, forecasting one use, and were programmed for either a development or an existing asset. Now financial models need to incorporate future development and existing asset cash flow, as well as a mix of uses and complicated parking arrangements. To meet this need, Urban Renaissance Group developed the analytical capability to respond to the various and complex opportunities available in today's market.

Our analytical tools include:

Urban Renaissance Group's institutional experience, market knowledge and long tenure at Equity Office Properties, when it was the largest office landlord in the Pacific Northwest overseeing more than 18 million square feet, provide important perspective.

Our team has the experience of completing multiple, complex lease transactions, numerous corporate mergers and asset acquisitions, and eight "ground-up" developments. We lead a 5 million square foot office portfolio through the 2002 collapse of the technology sector in Bellevue Washington when vacancy rates approached 25% and then recovered. Because of these experiences, our team brings a high level of thoroughness, understanding and technical expertise to every project. In addition, Urban Renaissance Group's CEO, was as a key participant in the early days of Equity Office, where they specialized as a buyer of distressed real estate.

Grounded in both the key principles of urban economics and sophisticated methods of real estate analysis, Urban Renaissance Group brings a unique intellectual perspective to every investment decision. We also bring meaningful personal connections to a variety of public and private sector leaders in the markets we serve. In these uncertain times, experience as operators of real estate in past cycles is critically important. The team at Urban Renaissance Group has this experience.
